I have been more than satisfied with Mr. Simpson and the services of Central Florida Property Management. I contacted this company several years ago after seeing the positive reviews on Google. I was very impressed with his personal contact to me and prompt response to any question or issue I may have had. Since I lived in Phoenix and hard to contact as I'm on a plane most of the time, it's VERY important to me to be able to depend on someone to take care of ALL the details involved in renting a property. I HIGHLY recommend Steve Simpson and his company.

Last year we bought a rental property that was occupied with renters. However, once they moved out we decided it was time to find a property management company so we could focus on other things. After much research, we discovered CF Property Management. They had great reviews and I was impressed with the website that had informative tutorials about rental property ownership. Since the first contact with Steve, we've had quick responses and know we can always count on him and also our agent, Fred. I asked so many questions before we decided to sign up with them and Steve answered every question and broke it down so even questions I hadn't come up with yet were answered. EXTREMELY unprofessional. I was called and yelled at from the beginning of the conversation because I told them by email that they had not answered a question I had asked, and when I mentioned they failed to provide me with information for insurance and utility purposes, AFTER being told on 3 separate occasions that it would come in the next email, I received a reply “We said it would come soon, not within the next HOUR”. I didn’t expect the information within 1 hour. I expected it within 72.The representative then complained that this process was being done very quickly, this which came the day after I was asked to operate with haste.They want us to pay massive admin fees, but they struggle to earn it.

RENTERS BEWARE!!!!We rented a home with them for a year and half. They did not get items fixed that were under warranty so the homeowner lost out. Two times our person at CFPM, called to tell us to pay our bills!! I was totally confused! When I did the research into the bills, which he should have done, I found out that the homeowners were getting their HOA free for a year, yet we were paying them for it, but when the year was up, they forgot to pay. Yet our person at CFPM called and told us to pay the bill, which we had. No apology once he found out they were they ones who did not pay! He also told us to pay the spectrum bill which was going to the homeowner in Ohio for the equipment $20. I got it straightened out and our person at CFPM said he would credit the $20 to our account because it was money the homeowners had to pay. Still waiting on my $20! Go over house before move in, be there when they take video to make sure they get everything, or better yet go with another company!!

If your rental is own by this company don’t rent they will charge you for anything little thing, they use cheap carpet that stains instantly in their buildings then charge the renter, they have ZERO compassion for people during a PANDEMIC all I can say is run
