What is a college rental property?
How college rental properties are unique?
All college rental properties are rented on an annual (12 month) basis, not for the duration of any ‘school year’ or semester. One student per bedroom is permitted and a parental (or similar) guarantor is required for each student that will be occupying the property. All students are on one lease and all guarantors guaranty said one lease. WE DO NOT DO INDIVIDUAL LEASES. All tenants and guarantors are jointly liable for monthly rent and all other obligations under the lease. Tenants can make individual payments; we do not require rent to be paid in a lump sum. Tenants are free to allocate rent with their fellow tenants however they see fit. As long as rent is paid in full and on time we do not care who pays which portion. Since all tenants are equally liable for the lease, we strongly encourage you to only rent with people you know and trust, since the default of any one tenant is a default of all tenants. A draft copy of our lease is available upon request.
How to apply for a college rental property?
Required documents for student application
- Filled out application with legible email address for yourself (only students fill out the application)
- Degree audit from UCF or Valencia
- Copy of driver license
- Copy of co-signer/guarantor driver license
- Legible email address for co-signer being used denoted on application.
All the documents above are to be given to the property manager during the showing of the rental property once you have picked the property you would like to lease. Incomplete rental applications will not be accepted.
Once a completed application is received the property manager will perform the background check within 24 hours.
After the application?
Holding/Security deposits are $200.00 more than the monthly rental rate of the property. For example if the rental rate is $2,050.00 per month then the deposit is $2,250.00. The holding/security deposit is paid via certified funds (cashier’s check or money order) made out to Central Florida Property Management. Application fee of $25.00 per student is paid via cash when paying deposit at our office at 333 North Fern Creek Ave, Suite 101, Orlando, FL 32803.
Once the deposit is received the property will be taken off the market and held for you until the move in date.
After paying the deposit and before moving in?
- Tenants will sign the lease
- Co-signers will sign the lease guaranty
- You will be required to turn on utilities and provide your account numbers

- Orange County Utilities: 407-836-5515 or https://utilities.ocfl.net
- Obtain Renters insurance with “ Central Florida Property Management-333 North Fern Creek Ave, Orlando, FL 32803” being listed as an interested party and having a minimum of $100,000.00 in liability coverage. One tenant can obtain the renters insurance and add other tenant’s names to the policy. Renters insurance can be purchased via our tenant portal if you are having trouble finding an insurance provider.
- Meet property manager at the property on move in day with move in funds (as outlined in your intent to lease agreement) in the form of a cashier’s check or money order made out to Central Florida Property Management. Starting the month after move in, each tenant will have an online login to our website where each person can individually pay rent with a bank account and routing number.
