It has often been said that it’s the little things that can make a big difference. This is true in both personal and business relationships – including between you and your tenants if you own residential rental property.
The reality is that there can be a lot of competition in terms of where your tenants could reside – and in many cases, apartment complexes and many single family rental homeowners – offer incentives in hopes of reigning in potential occupants and/or keeping good tenants in place.
So, as the holiday season approaches, here are some nice, yet affordable gift ideas that can let your tenant(s) know you care – and that could even entice them to stay in your property longer than they originally intended to.
- Container of “gourmet” food, such as candy or popcorn
- Calendar
- Mug(s) with a bag or cocoa, coffee, or tea included
- Welcome mat
- Movie tickets
Alternatively, gift cards are also a nice present because they give the receiver a bit more leeway in terms of what they can purchase – especially if the card is for merchants like Walmart or Amazon, where there is a wide variety of items to choose from.
In some cases, landlords and property owners can get even more creative and give the “gift” of a discount on the monthly rent if it is received before a certain date, or they offer “free” cable or internet for the tenant(s).
So, if you own residential rental homes or units in Orlando and/or the surrounding Central Florida locale, and you want to give yourself the gift of more time, you could delegate tasks like marketing and screening potential tenants, collecting rent, maintaining the regular upkeep of the property, and responding to emergencies, then it may be time to consider using an experienced property manager.
